Strathcona - John James McKenzie Residence - 8603 - 104 Street NW

Bylaw 13175 (October 17, 2002)

This provision is designed to accommodate the use and preservation of the original John James McKenzie residence. This provision permits a Professional, Financial and Office Support Services use within the existing building, while ensuring that any future renovations are compatible with the designation of this building as a Provincial and Municipal Historic Resource.

This DCI Provision shall apply to the portion of Plan I, Block 104, Lots 17 and 18 (8603 - 104 Street), as shown on Appendix I attached to this Bylaw.

a. In reviewing any Development Permit application the Development Officer shall consult with the Municipal Heritage Officer and Alberta Community Development (Heritage Resource Management Branch);
b. Any redevelopment shall maintain to the satisfaction of the Development Officer and the Municipal Heritage Officer the historic external appearance of the John James McKenzie residence as defined and as existing at the time of any designation as a Provincial and/or a Municipal Historic Resource pertaining to this site;
c. The rehabilitation and renovation of the existing John James McKenzie residence shall retain, repair and conserve the existing building elements, as required and prescribed in any Municipal Historic Resource designation bylaw pertaining to this site, including roof line, doors, windows (including sash and openings), trim, exterior finishing materials and architectural features.
d. Signs shall comply with the attached Site Plan (Appendix I) and Schedule 59B of the Zoning Bylaw, to the satisfaction of the Development Officer and the Municipal Heritage Officer;
e. Parking shall be provided as per Appendix 1;
f. Trash collection areas shall be located as per Appendix I and shall be screened in accordance with the provisions of Section 55 of the Zoning Bylaw;
g. Existing landscaping shall be generally maintained as per Appendix I. Any existing landscaping that is removed shall be replaced in accordance to Section 55 of the Zoning Bylaw and shall be to the satisfaction of the Development Officer;
h. Loading facilities are not required.
