Bylaw 16179 (July 16, 2012)

 

The purpose of this (DC1) Direct Development Control Provision is to accommodate a single detached residential development in a rural setting with appropriate development criteria to ensure compatibility with the character of the adjacent properties.

This DC1 Direct Development Control Provision shall apply to a portion of S.E.1/4 29-51-25-4, containing approximately 1.06 ha of land, as shown on Schedule ”A” of the Bylaw, adopting this DC1 Provision.

a. Minor Home Based Businesses
b. Secondary Suites
c. Single Detached Housing
a. The minimum site area shall be 1.0 hectare.
b. The minimum lot width shall be 30.5 m.
c. The maximum building height shall not exceed 10.0 m or 2½ storeys.
d. The maximum total Site Coverage shall not exceed 40%, with a maximum of 28% for a principal building and a maximum of 12% for Accessory Buildings. Where a Garage is attached or designed as an integral part of a Dwelling, the maximum Site Coverage for the principal building shall be 40%.
e. The minimum front yard shall be 7.5 m.
f. The minimum rear yard shall be 7.5 m.
g. The minimum side yard shall be 5.0 m.
h. The maximum number of Dwellings per Site shall be one (1) Single Detached Dwelling, and, where the provisions of this Bylaw are met, a Secondary Suite per Site shall be allowed.
i. Secondary Suites shall comply with Section 86 of this Bylaw.
j. Water supply and sewage disposal shall be provided in accordance with the Public Health Act regulations.
