Bylaw 16225 (October 1, 2012)
This Provision is designed to accommodate the use and preservation of the Patrick Harvey Ashby Residence. This provision allows a Residential use within the existing building, while ensuring that any future alterations or construction of Accessory buildings are compatible with the architectural elements of the existing building.
This DC1 Provision shall apply to a portion of Block C, Plan 892 2649, located at 1810A - 156 Street SW, as shown on Schedule ”A” attached to the Bylaw adopting this DC1 Provision.

a. | All new development shall be accommodated within the existing Residence and to the rear of the property, and shall maintain the architectural character of the Patrick Harvey Ashby Residence, to the satisfaction of the Development Officer, in consultation with the Heritage Officer. |
b. | New development shall be set back from the original side elevations and maintain the corner windows of the existing structure. |
c. | Any new development shall be constructed within Area ’A’, as shown on Appendix I, and complimentary to the Patrick Harvey Ashby Residence. |
d. | Modifications to exterior features of the Patrick Harvey Ashby Residence shall only be made in the event of necessary structural reinforcement or repairs, at the discretion of the Development Officer, in consultation with the Heritage Officer. |
e. | Secondary Suites shall comply with Section 86 of the Edmonton Zoning Bylaw. |
f. | Garage Suites and Garden Suites shall comply with Section 87 of Edmonton Zoning Bylaw |
g. | A landscaped yard and a trash collection area shall be provided and developed in accordance with Section 55 of the Edmonton Zoning Bylaw. |
h. | If for any reason the land and/or existing building lose their historical significance (i.e. the loss or deterioration of the House), the uses and regulations shall be in accordance with the provisions of the Agricultural (AG) Zone. |
a. | No new development shall exceed the height of the existing structure. |
b. | The design and appearance of any additions and/or alterations shall complement the original historical building in scale, proportion, architectural style, detail and materials to the satisfaction of the Development Officer, in consultation with the Heritage Officer. |
Should this building be designated as a Municipal Historic Resource, the following regulations shall apply.
a. | These regulations shall ensure that the design of structural reinforcement or repairs, and cosmetic alterations will be sympathetic to the historical and architecturally significant façade(s) of the House. The Development Officer, in consultation with the Heritage Officer, shall consider the following regulations when reviewing development applications for this site: | |
i. | Any future development shall conform to Parks Canada’s Standards and Guidelines for the Conservation of Historical Places in Canada; | |
ii. | Any development shall conform to the requirements of any City of Edmonton Heritage Designation Bylaw pertaining to this property and the General Guidelines for Rehabilitation within City Policy C-450B; and | |
iii. | The design and appearance of any additions and/or alterations shall complement the original historical building in scale, proportion, architectural style, detail and materials to the satisfaction of the City of Edmonton’s Development Officer and Heritage Officer Demolition | |
b. | Any application to demolish a building or structure shall be at the discretion of the Development Officer, in consultation with the Heritage Officer. |
