Glenora - Hyndman Residence; 10123 – 136 Street

To preserve the Hyndman Residence as a Municipal Historic Resource. To ensure Residential is the only permitted use within the existing building, and to ensure future alterations or the construction of an Accessory building are compatible with the designation of this building as a Municipal Historic Resource, under Designation Bylaw 13773.
This DC1 Provision shall apply to Lot 10, Block 126, Plan 2804 AF located at 10123 – 136 Street, Glenora, as shown on Schedule “A” attached to the Bylaw adopting this DC1 Provision.
a. | Single Detached Housing |
a. | All development shall be generally in accordance with the Site Plan, as illustrated on Appendix I. |
b. | Modifications to the exteriors of the Hyndman Residence shall only be made in the event of necessary structural reinforcement or repairs, and shall conform to the provisions of the approved Municipal Designation Bylaw 13773, and receive prior approval from the City of Edmonton Sustainable Development’s Heritage Officer. |
c. | Additions to the primary building shall be consistent with Appendix I. Accessory Structures and Exterior Alterations shall maintain the architectural character of the historic Hyndman Residence, to the satisfaction of the Development Officer in consultation with the City of Edmonton Heritage Officer. |
d. | New development shall be set back from the original side elevations and maintain the balcony and fenestration pattern of the existing structure. |
e. | Detached Garages shall not be permitted as a part of Accessory development on the Site. |
f. | A landscaped Yard and a trash collection area shall be provided and developed in accordance with Section 55 of the Edmonton Zoning Bylaw 12800. |
g. | Heritage Development & Design Regulations |
h. | Design of structural reinforcement, repairs, and cosmetic alterations shall use similar materials, colours and architectural style appropriate for the historical and architecturally significant facades of the Hyndman Residence. The Development Officer shall have regard to the following regulations when reviewing development applications: |
i. | Any future development shall conform to the “Standards and Guidelines for the Conservation of the Historic Places in Canada” published by Parks Canada. |
j. | Any development shall conform to the requirements of the City of Edmonton Designation Bylaw 13773 and Policy C-450B’s General Guidelines for Rehabilitation. |
k. | The design and appearance of any additions and/or alterations shall compliment the original historical building in scale, proportion, architectural style, detail, and materials to the satisfaction to the City of Edmonton’s Development Officer and Heritage Officer. |
l. | No additions and/or alterations to the Hyndman Residence shall exceed the height of the existing structure. |
