Windermere - north of Ellerslie Road SW and west of 170 Street SW

Bylaw 17121 (March 16, 2015)

To establish a Direct Control Provision to provide the opportunity for medium density back to back Stacked Row Housing with front attached garages, in a manner that is complimentary to the surrounding development.

This Provision shall apply to a portion of SE 28-51-25-4, north of Ellerslie Road SW and west of 170 Street SW, Windermere, as shown on Schedule “A” of the Bylaw adopting this Provision.

c. Residential Sales Centre
d. Stacked Row Housing
e. Fascia On-premises Signs
f. Freestanding On-premises Signs
g. Temporary On-premises Signs
a. The minimum Site area shall be 80 m2 per Stacked Row Housing Dwelling.
b. The minimum Site Width shall be 6.1 m.
c. The minimum Site depth shall be 13.75 m.
d. The minimum Front Setback shall be 4 m.
e. Front facing garages shall be setback a minimum of 5.5 m from the property line, as shown on Appendix 1, attached to this Bylaw.
f. The minimum Side Setback shall be 1.2 m on end units of internal lots, except that the minimum Side Setback abutting a public roadway other than a Lane shall be 4m.
g. The maximum Site Coverage shall be in accordance with Table 1:

Stacked Row Housing – internal Dwelling 71%
Stacked Row Housing – end Dwelling 60%
Stacked Row Housing – corner Dwelling 46%
h. The maximum Height shall not exceed 13.5 m.
i. Each Dwelling unit shall provide a minimum of 11 m2 Private Outdoor Amenity Area which may include balconies, decks, porches or patios.
j. Notwithstanding Section 54, Schedule 1, a minimum of 2 parking spaces per Dwelling shall be required. Off-street parking may be oriented in tandem and may include 1 Garage space. Notwithstanding Section 54 Schedule 1, visitor parking shall not be required.
k. Each dwelling shall be individually defined through a combination of architectural features that may include variations in the rooflines, projection or recession of the facade, porches or entrance features, building materials, or other treatments.
l. Garage doors are to be designed in a manner that is as unobtrusive as possible and is complementary to the character of the dwelling.
m. Signs shall comply with Section 59A of the Zoning Bylaw.
n. Minor Home Based Businesses shall be developed in accordance with Section 74 of the Zoning Bylaw.
o. Residential Sales Centre shall be developed in accordance with Section 82 of the Zoning Bylaw.
