Eastwood - west side of 82 Street and north of 122 Avenue

Bylaw 10066 (June 10, 1992)

To establish a Site Specific Development Control District to accommodate low rise apartment housing consistent with the regulations of the RA7 District and to allow the development of a Health Services Use, with development regulations designed to ensure that future development will be compatible with surrounding uses.

This DC5 District shall apply to Lot 18, Block 28, Plan XCIV located on the west side of 82 Street and north of 122 Avenue, Eastwood.

a. Apartment Housing
b. Stacked Row Housing, including Row and Linked Housing
c. Health Services
a. Residential uses shall be developed in accordance with the regulations of the RA7 District (Section 210) of the Land Use Bylaw, except that the minimum site area for residential uses shall be 696.7 m2 (7500 sq. ft.) and the minimum site width shall be 15.24 m (50 ft.).
b. Health Services shall be developed in accordance with the following:
 
i. The maximum gross floor area used for Professional Offices shall not exceed 300 m2 (3,229.3 sq. ft.).
ii. The maximum height shall not exceed 10 m (32.8 ft.) nor 2 1/2 storeys.
iii. The maximum total site coverage shall not exceed 40%.
iv. The maximum floor area ratio shall be 1.0.
v. The minimum front yard shall be 6 m (19.7 ft.).
vi. A minimum 3 m side yard shall be provided on the north boundary of the site and a minimum of 2 m on the south boundary of the site.
vii. A minimum of eight (8) parking stalls shall be provided to the rear of the site adjacent to the lane.
viii. No loading, storage or trash collection shall be permitted at the front of the building. Parking, loading and trash collection areas shall be screened from view from adjacent sites at grade in accordance with the provisions of Section 69.3 of the Land Use Bylaw.
ix. A detailed landscaping plan for the site shall be submitted to the satisfaction of the Development Officer having regard to reducing any negative impacts on surrounding residential uses, prior to the approval of any Development Permit. Existing mature trees shall be retained where possible.
x. Continuous screen fencing of a solid design or a hedge a minimum of 1.8 m in height shall be provided adjacent to the north and east boundaries of the site, to the satisfaction of the Development Officer.
xi. The overall siting and exterior treatment of the building and the treatment of setbacks, including the configuration of parking, shall be to the satisfaction of the Development Officer, having regard to minimizing any negative impact on the surrounding residential land uses.
c. Signs shall be allowed in this District in accordance with Schedule 79B and the general provisions of Section 79.1 to 79.9, inclusive of the Land Use Bylaw, except that no freestanding or portable signs shall be allowed.
d. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50-79 inclusive of the Land Use Bylaw.
e. The Development Officer may grant relaxations to Sections 50-79 of the Land Use Bylaw and the provisions of the District if, in his opinion, such a variance would be in keeping with the general purpose of this District and would not affect the amenities and enjoyment of the neighbouring properties.
