Glenwood - north of 100A Avenue and East of 158 Street

Bylaw 10445 (July 19, 1993)

To establish a Site Specific Development Control District to accommodate an ambulance station for the City of Edmonton Emergency Medical Services with site development regulations that will minimize negative impacts on surrounding land uses and allow a development that complies with the 100 Avenue Planning Study.

This district shall apply to Lots 9 and 10, Block 1, Plan 2656 AH, located north of 100A Avenue and East of 158 Street, Glenwood.

c. Protective and Emergency Services

The following regulations shall apply to all uses:

a. The total floor area of the building shall not exceed 400 m2.
b. The maximum building height shall not exceed 6.0 m nor one storey.
c. A minimum building setback of 7.5 m shall be provided adjacent to 100A Avenue and the north property line.
d. A minimum building setback of 3.0 m shall be provided from the east and west property lines of the site.
e. A landscaped yard a minimum of 4.5 m in depth shall be provided adjacent to 100A Avenue to the satisfaction of the Development Officer. Such landscaped yard shall consist of a minimum of 3 deciduous trees, 2 evergreen trees and 10 shrubs.
f. The roof line and building facade shall include design elements that add architectural interest to the structure.
g. Visual relief shall be provided for the eastern length of the site which is adjacent to Butler Park and visible from the Jasper Place Transit Terminal. Such visual relief will consist of architectural design elements and finishing materials applied to the east wall of the building. These elements and materials must reflect those used on the building's facade and have the effect of minimizing the perceived mass of the building.

Compliance with the above requirements shall be to the satisfaction of the development officer.

h. Outdoor lighting shall be designed such that all illumination is directed downward and is of an intensity that will prevent illumination to adjacent properties.
i. All areas of the site, other than landscaped areas, shall be hard surfaced in accordance with Section 67.3 of the Land Use Bylaw.
j. Primary access will be from 100A Avenue while secondary access will be from the laneway to the north.
k. Signs shall be limited to identification signs not exceeding 7 m2 area, and if freestanding shall not be higher than 3.0 m in height.
l. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principle building and shall be screened from view from any adjacent sites and public roadways.
m. Development in this district shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 to 79 inclusive of the Land Use Bylaw.
n. The Development Officer may grant relaxations to the regulations contained in Sections 50 through 79 of the Land Use Bylaw and the provisions of this District where, in his opinion, such a variance would be in keeping with the general purpose of this district and would not affect the privacy, amenities, use, and enjoyment of neighbouring properties.
