Glenwood - east of 160 Street and north of 100A Avenue

Bylaw 10590 (January 17, 1994)

To provide a Site Specific District to accommodate the conversion of an existing single family dwelling to a commercial office and allow a limited range of professional offices, support services and business support uses with appropriate development criteria for such uses to better achieve land use compatibility with adjacent residential uses.

This district shall apply to Lot 17, Block 2D, Plan 6144 A.H., located on the northeast corner of 160 Street and 100A Avenue; Glenwood.

a. Professional, Financial and Office Support Services;
b. Business Support Services.
c. Personal Service Shops
a. The uses allowed by this District shall be located within the principal building existing on the site at the time of adoption of this DC5 District. The Development Officer may, at his discretion, allow alterations to the exterior of the principal building, provided that such building retains a residential appearance until such time as the adjacent lots are redistricted to a commercial or industrial business land use in accordance with the 100 Avenue Planning Study. Should the existing building be demolished and the site redeveloped, an amendment to this District will be required to establish appropriate development criteria relative to the surrounding land uses prevalent at that time.
b. A minimum landscaped yard of 6 metres (19.72 feet) shall be provided adjacent to 100A Avenue.
c. A minimum landscaped yard of 3 metres (9.84 feet) shall be provided adjacent to 160 Street.
d. A minimum setback of 3 metres (9.84 feet) shall be provided along the east property line.
e. A minimum rear yard of 7.5 metres (24.6 feet) shall be provided.
f. Total site coverage shall not exceed 40 percent.
g. Four parking space shall be provided and developed as per Section 66 of the City of Edmonton Land Use Bylaw, notwithstanding that one existing parking space shall be allowed within the eastern setback of this site with access from 100A Avenue and the remainder shall be provided at the rear of the site. Bicycle parking and off-street loading spaces shall not be required.
h. A continuous wood screen fence of a solid design 1.83 meter (6 feet) in height shall be provided along the east property line from the lane on the north boundary of the site to the projection of the rear of the existing structure, with an extension of continuous wood screen fencing of a solid design, 1 meter (3.3 feet) in height along the east property line to a point that intersects the easternmost projection of the front of the existing structure.
i. Signs shall be allowed in this District as provided for in Schedule 79B and in accordance with general provisions of Sections 79.1 to 79.9 inclusive, of the City of Edmonton Land Use Bylaw, except that the Development Officer, in his discretion, may allow additional fascia or canopy signage provided the overall scale and character of such signs do not detract from the residential appearance of the building.
j. Landscaping shall be provided as per Section 69 of the City of Edmonton Land Use Bylaw.
k. Development in this District will be evaluated with respect to compliance with the general development regulations of Sections 50 to 79 inclusive of the City of Edmonton Land Use Bylaw.
l. The Development Officer may grant relaxations to sections 50 to 79 inclusive of the City of Edmonton Land Use Bylaw and the provision of this District, if, in his opinion, such a variance would be in keeping with the general purpose of this District, and would not affect the amenities, use, enjoyment and value of neighbouring properties.
