Lendrum Place - located at 111 Street and 59 Avenue.
Bylaw 10588 (September 13, 1994)
To establish a Site Specific Development Control District to accommodate a three bay district ambulance station for the City of Edmonton Emergency Medical Services with site development regulations that will minimize negative impacts on the surrounding land uses and the function of 111 Street as an arterial roadway.
This district shall apply to that portion of 111 Street to be closed under Bylaw 10587 in Lendrum Place, located at 111 Street and 59 Avenue.
Fleet Services, restricted to Ambulance Services
The following regulations shall apply to the use:
a. | The total floor area of the building shall not exceed 400 m2. | ||||||
b. | The maximum building height shall not exceed 6.0 m nor one storey. | ||||||
c. | A landscaped yard, a minimum of 4.5 m, shall be required adjacent to the east property line of the site. Landscaping of this yard shall include three deciduous trees and two coniferous trees within a sodded area, so as to enhance the overall appearance of the site from 111 Street. | ||||||
d. | A minimum building setback of 6.0 m shall be provided from the east property line of the site adjacent to 111 Street. | ||||||
e. | A landscaped yard, a minimum of 4.5 m, shall be required adjacent to the west property line of the site. Landscaping of this yard shall include a minimum of six coniferous trees and eight deciduous trees within a sodded area. | ||||||
The Development Officer may reduce this yard requirement to a minimum width of 3 m provided that: | |||||||

f. | A minimum building setback of 7.5 m shall be provided from the west property line of the site. | ||||||
g. | A landscaped yard, a minimum of 3.0 m, shall be required adjacent to the north property line of the site. Landscaping of this yard shall include a minimum of six coniferous trees and three deciduous trees within a sodded area. | ||||||
h. | A landscaped yard, a minimum of 3.0 m, shall be required adjacent to the south property line of the site. Landscaping of this yard shall include a minimum of four coniferous trees and two deciduous trees within a sodded area. | ||||||
i. | Where landscaping is required, coniferous trees shall be a minimum of 2 m in height and deciduous trees shall be a minimum of 4.5 cm in calliper. | ||||||
j. | A minimum building setback of 3.0 m shall be provided from the north and south property lines of the site. | ||||||
k. | A chain link fence, a minimum of 1.2 m in height, shall be provided adjacent to the north and south property lines of the site. | ||||||
l. | The roof line and building facade shall include design elements that add architectural interest to the structure. | ||||||
m. | Access to the site shall be from 111 Street only. | ||||||
n. | The parking area shall be developed in accordance with Section 67.3 of the Land Use Bylaw to the satisfaction of the Development Officer and City Engineer. | ||||||
o. | Outdoor lighting shall be designed such that all illumination is directed downward and is of an intensity that will prevent illumination to adjacent properties. | ||||||
p. | Signage shall be limited to a fascia identification sign not exceeding 8 m2 in area. | ||||||
q. | No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Parking, loading, storage and trash collection areas shall be located in such a manner as to be screened from view from any adjacent sites and public roadways or light rail transit lines, in accordance with the provisions of Section 69.3 of the Land Use Bylaw. | ||||||
r. | Development in this district shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 to 79 inclusive of the Land Use Bylaw. | ||||||
s. | The Development Officer may grant relaxations to the regulations contained in Sections 50 through 70 of the Land Use Bylaw and the provisions of this District where, in his opinion, such a variance would be in keeping with the general purpose of this district and would not adversely affect the privacy, amenities, use and enjoyment of neighbouring properties. |
