Ritchie - 9619 - 82 Avenue
Bylaw 10842 (September 19, 1994)
To provide a Site Specific Development Control District to accommodate the renovation of an existing building to allow a Religious Assembly with accessory uses including a bookstore, and associated ministry, educational, social and recreational programs.
This District shall apply to Lots 12, 13 and 14, Block12, Plan 4575 S, located at 9619 - 82 Avenue, Ritchie, as shown on the sketch plan appended to the bylaw adopting this DC5 District
a. | Religious Assembly | ||||||||||||||
b. | The following uses, when in the opinion of the Development Officer they are accessory and secondary to a Religious Assembly Use; | ||||||||||||||
|
The following development criteria shall apply to any development:
a. | The development should be as per the development existing at the date of the third reading of this bylaw; |
b. | There shall be no expansion of the existing building. Only those interior alterations to the existing building that are necessary to facilitate development of the approved uses shall be allowed, to the satisfaction of the Development Officer; |
c. | The 12 parking stalls provided on site shall be maintained; |
d. | Fencing to a height of 1.85 m (6.1 ft) shall be provided on the south property line to provide screening of the parking lot from the residential uses to the south; |
e. | One temporary on-site loading and unloading space shall be provided and shall be used in conjunction with the required parking during non-peak hours. Provision shall be made for recycling initiatives in conjunction with trash collection facilities; |
f. | Screening of the parking, loading, storage, and trash collection area east of the building shall be required, in accordance with Section 69.3 of the Land Use Bylaw, to the satisfaction of the Development Officer; |
g. | The existing projecting sign shall be maintained. Any additional signage shall be in accordance with Section 79I of the Land Use Bylaw; |
h. | Lighting of this site shall be in accordance with Section 62 of the Land Use Bylaw and shall create a safe lit environment; |
i. | Daytime Child Care Services shall be developed in accordance with Section 93 of the Land Use Bylaw and shall be located such that direct access at grade can be provided to an outdoor play area. The outdoor play area shall be approved by the Development Officer in consultation with the General Manager of Community and Family Services; |
j. | Development in this District shall be evaluated with respect to compliance with the general development regulations of Sections 50 - 79 inclusive of the Land Use Bylaw; |
k. | The Development Officer may grant relaxations to Sections 50 to 79 inclusive of the Land Use Bylaw and the provisions of this District if, in his opinion, such a variance would be in keeping with the general purpose of this District and would not affect the amenities, use and enjoyment of neighbouring properties. |
