Kensington - north of 132 Avenue and east of 127 Street
Bylaw 10862 (October 17, 1994)
To establish a Site Specific Development Control District to allow community service uses and a limited range of low intensity commercial uses to operate from an existing building with site and building regulations that will ensure compatibility with the adjacent land uses.
This DC5 District shall apply to Lot 3, Block 10, Plan 1886 NY, Kensington, located north of 132 Avenue and east of 127 Street.

The following regulations shall apply to all uses:
a. | The development on this site shall be limited to the existing building and property layout as shown on Map I of this Schedule. |
b. | The Development Officer may require additional landscaping or fencing or a combination thereof to ensure an appropriate screening to the residential area west of the site. |
c. | Access to the site will remain from the existing laneway on the south side of the property. |
d. | Parking, loading, an open storage area, trash collection, outdoor service, or display area shall be permitted within the south paved area only. Loading, storage and trash collection areas shall be located to the rear of the principal building and shall be screened from view from any adjacent sites or public roadways in accordance with the Section 69.4, to the satisfaction of the Development Officer. |
e. | Parking shall be located on the existing asphalt parking area abutting the lane, as shown on Map I; additional parking stalls if required may be added to the west side of the parking area, to the satisfaction of the Development Officer and the Transportation Department. |
f. | Signs shall be allowed in this District in accordance with Schedule 79D and the general provisions of Section 79.1 to 79.9 inclusive of the Land Use Bylaw. |
g. | All existing trees on site shall be retained, and in addition new trees and shrubs will be added along the west side of the property adjacent to 127 Street and the numbers and type will be reflected as stated in the Sections 69.3, 69.4 and 69.8, to the satisfaction of the Development Officer. |
h. | Developments in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 to 79 inclusive of the Land Use Bylaw. |
i. | The Development Officer may grant relaxations to the regulations contained in Sections 50 through 79 of the Land Use Bylaw and the provisions of this District if, in the opinion of the Development Officer, such a variance would be in keeping with the General Purpose of the District and would not adversely affect the amenities, use, and enjoyment of neighbouring properties. |
