Oliver - north of 99 Avenue and west of 111 Street

To accommodate a four-storey low rise residential development which is responsive to adjacent development.
A portion of Lot 63, and Lots 64 and 65, Block 11, Plan NB, located north of 99 Avenue and west of 111 Street, Oliver, as shown on Schedule A annexed to the Bylaw adopting this DC2 Provision.

a. | Development on this site shall be in accordance with Appendix I and Appendix II. |
b. | The maximum number of Dwellings shall be 32. |
c. | The maximum Floor Area Ratio shall be 2.2. |
d. | The maximum Height shall not exceed 15 m nor 4 Storeys. |
e. | The minimum required Front Yard shall be 6.0 m. Balconies and windows may extend into the yard. Landscape treatment within this yard shall include the planting of four deciduous trees with a minimum caliper of 75 mm and two coniferous trees with a minimum height of 2.4 m. These shall be supplemented by six coniferous shrubs with a minimum height of 600 mm and nine deciduous shrubs with a minimum height of 600 mm. Landscaping and trees, to the satisfaction of the Development Officer, shall be placed in the north side yard. |
f. | The minimum required Side Yard shall be 2.4 m from the north property line and 2.0 m from the south property line. Balconies and windows may extend into the side yards. The side yards shall accommodate a 2.0 m high screen fence. |
g. | The minimum Rear Yard shall be 7.5 m. Balconies and windows may extend into the rear yard. |
h. | Separation Space shall be provided in accordance with Section 48 of Bylaw 12800. |
i. | A minimum Amenity Area of 7.5 m2 per Dwelling shall be provided. |
j. | To ensure that a high standard of appearance and a sensitive transition to the surrounding land uses are achieved, detailed landscaping plans shall be submitted to the Development Officer at the time of application for the Development Permit which shall comply with the planting requirements specified in this Provision. |
k. | Vehicle access and egress shall be restricted to the adjacent Lane. |
l. | No outdoor parking, trash collection nor outdoor storage areas shall be permitted within a required Front Yard. Loading, trash collection and service areas shall be located, constructed and screened to the satisfaction of the Development Officer. |
m. | Any exterior lighting of the Site shall be designed so that the lighting is directed away from adjacent development and the intensity of illumination shall not extend beyond the boundaries of the Site. |
n. | Signs shall be in accordance with Schedule 59B of the Zoning Bylaw. |
o. | Parking shall be provided in accordance with Section 54 of the Zoning Bylaw. |
