To accommodate a low rise apartment development with high density that is compatible in scale and use with surrounding land uses.
Lot 98 and a portion of Lot 99, Block 15, Plan B3, located north of 102 Avenue and east of 116 Street, Oliver, as shown on Schedule "A" annexed to the Bylaw adopting this DC2 Provision.

a. | Site development shall be in accordance with Appendix 1 and Appendix 2. |
b. | The maximum Height shall not exceed 15.5 m nor 4 storeys. |
c. | The maximum number of Dwellings shall be 15. |
d. | The minimum Front Yard shall be 6.0 m. |
e. | The minimum Rear Yard shall be 7.5 m. |
f. | The minimum Side Yard shall be 3.0 m and stairwells may project into the required Side Yard by no more than 1.15 m. |
g. | Architecture features such as balconies, sunrooms, entrance lobby, stairwells and articulated walls may project into required Yards. |
h. | A minimum Amenity Area of 7.0 m2 per Dwelling shall be provided. |
i. | Parking shall be provided in accordance with Section 54 of the Zoning Bylaw. |
j. | Separation Space shall be provided in accordance with Section 48 of the Zoning Bylaw. |
k. | Garbage collection shall be one bin located in the Rear Yard. The area shall be screened. |
l. | The maximum Floor Area Ratio shall be 1.80. |
m. | Signs shall be provided in accordance with Section 59B of the Zoning Bylaw. |
