To establish a Site Specific Development Control District for general business uses and to specify development criteria that recognize existing site development.
This DC5 District shall apply to Lot 1, Block 88, Plan 6742 M.C. and Lots 2, 2A and 3A, Block 88, Plan 6018 K.S.; located south of 56 Avenue at the intersection of 103 Street and the Calgary Trail, Allendale.

a. | The minimum site frontage shall be 30 m (98.42 ft.) unless access is provided from a service road. | ||
b. | The maximum floor area ratio shall be 3.0. | ||
c. | A minimum yard of 4.5 m (14.75 ft.) shall be required where a site abuts a public roadway other than a lane, except: | ||

d. | No parking, loading, storage, trash collection, outdoor service or display area will be permitted within a required yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent sites, public roadways or light rail transit lines in accordance with the provisions of Section 69.3 of the Land Use Bylaw. If the rear or sides of a site are used for parking, an outdoor service or display area, or both, and abut a Residential District, they shall be screened in accordance with the provisions of Section 69.3 of the Land Use Bylaw. | ||
e. | The maximum building height shall not exceed 14 m (45.93 ft.) nor 4 storeys, except for Hotel developments and Apartment Hotels. | ||
f. | Major and Minor Alcohol Sales shall be developed in accordance with Section 98 of the Land Use Bylaw. |
a. | The following regulations shall apply to Automotive and Minor Recreational Vehicle Sales/Rentals, Convenience Vehicle Rentals and Truck and Mobile Home Sales/Rentals developments: | ||||||||

b. | Carnivals shall be developed in accordance with Section 83 of the Land Use Bylaw. | ||||||||
c. | The following regulations shall apply to Hotel and to Apartment Hotel developments: | ||||||||

e. | Residential Sales Centres shall be developed in accordance with Section 95 of the Land Use Bylaw. | ||||||||
f. | Daytime Child Care Services shall be developed in accordance with Section 93 of the Land Use Bylaw. | ||||||||
g. | Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50-79 inclusive of the Land Use Bylaw. In this evaluation, the Development Officer may grant relaxations to the regulations contained in Sections 50 through 79, and the provisions of this District, if in his opinion such a variance would be in keeping with the General Purpose of this District and would not affect the amenities, use and enjoyment of neighbouring properties. |
