Canon Ridge - southeast corner of Victoria Trail and Hermitage Road
Bylaw 15650 (January 31, 2011)
To establish a Site Specific Development Control Provision to provide for a limited range of commercial uses that are intended to serve the needs of the community, and to ensure that these uses are developed in a manner that minimizes impacts on the adjacent residential uses.
Lot 2, Block 47, Plan 7722150 (0.63 ha) located at the southeast corner of Victoria Trail and Hermitage Road; Canon Ridge, as shown on Schedule ”A” of the Bylaw adopting this DC2 Provision.

a. | The development shall be in general accordance with the attached Appendix 1, Concept Plan. | ||||
b. | The maximum gross floor area of any individual business premise shall not exceed 290 m2. | ||||
c. | The maximum building height shall not exceed 10 m nor 2 1/2 storeys. | ||||
d. | The maximum floor area ratio shall be 1.0. | ||||
e. | A minimum landscaped Yard of 3.0 m shall be required along Hermitage Road, Victoria Trail, and the southern property line. | ||||
f. | A minimum landscaped Yard of 4.5 m shall be required along the east property line. | ||||
g. | A detailed Landscaping plan shall be submitted in accordance with Section 55 of the Zoning Bylaw prior to the approval of any development permit. | ||||
h. | All landscaped yards shall contain minimum plantings as outlined in the following: | ||||

i. | Notwithstanding Clause 4(h), Landscaped yard adjacent to the east property line, adjacent to the Drive-in Food Services building and the associate queuing aisles, shall contain a minimum of 1 tree for each 15 m2 and one shrub for each 6 m2 of the required yard. | ||||||
j. | All planting shall conform to the following: | ||||||

k. | Continuous screen fencing of a solid design, a minimum of 1.82 m (6.0 ft.) in height, shall be provided adjacent to the east and south property lines of the site. | ||||
l. | The Development Officer shall require, as a condition of development approval, that the applicant provide an irrevocable letter of credit or a performance bond, in the amount of 100% of the established landscaping cost, the conditions of the security being that: | ||||

m. | The Development Officer, in consultation with the City of Edmonton Geotechnical Engineer, may require a detailed engineering study to accompany a development permit application for a building located within 7.5 m of the east property line, as outlined in Section 14.1 (2) of the Zoning Bylaw, in view of the extensive fill which has been placed on this site and the steep back slope along the eastern property line. The Development Officer may apply conditions to the approval of a development permit as required to prevent soil erosion and to ensure stable soil and slope conditions, having regard to the recommendations of the engineering study. |
n. | No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent Sites, public roadways or Light Rail Transit lines, in accordance with the provisions of subsection 55.4 of this Bylaw. |
o. | Queuing for any Drive-In Food Service use which includes a drive-through service window shall be to the satisfaction of the Planning and Development Department and the Transportation Department. |
p. | All mechanical equipment located on the building roof shall be screened from view or incorporated with the building roof. |
q. | All exposed building faces shall be finished in a consistent and harmonious manner, with exterior finishing materials consistent with those generally associated with residential development and may include brick or other masonry materials of a high quality. |
r. | Any exterior lighting on the site shall be designed so that the lighting is directed away from the adjacent residential development to the east, and the intensity of illumination shall not extend beyond the boundaries of the site. |
s. | Signs shall comply with the regulations found in Schedule 59E of the Zoning Bylaw. |
t. | Notwithstanding Clause 4(p), Projecting On-premises Signs shall only face a public roadway other than a Lane. |
