Oliver - located west of 116 Street and north of 100 Avenue
Bylaw 15960 (December 12, 2011)
To accommodate a limited amount of ground floor, low intensity commercial development in a high rise residential building.
The provision shall apply to Lots 4 to 8, Block 16, Plan B3; located west of 116 Street and north of 100 Avenue in Oliver, as shown in Schedule ”A” of this Bylaw adopting this Provision.

a. | Notwithstanding Section 720.3 (2) of the Zoning Bylaw, no Site Plan is appended to this Provision. | ||||||||||
b. | The maximum Floor Area Ratio shall be 3.0. | ||||||||||
c. | The maximum Height shall not exceed 45 m nor 15 storeys. | ||||||||||
d. | When redevelopment of the site occurs, all vehicular access shall be from the abutting lane. | ||||||||||
e. | Commercial uses shall not be in any freestanding structure separate from a structure containing residential uses, and shall not be developed above the lowest storey. The total gross floor area of any individual non-residential use shall not exceed 149 m2. | ||||||||||
f. | All other standards for siting, setbacks, landscaping, amenity areas and building design will be determined for individual applications on the basis of an evaluation of the following development criteria by the Development Officer. Specifically, individual developments shall: | ||||||||||

g. | All exterior trash collection areas shall be screened from view in accordance with Section 55 of the Zoning Bylaw. | ||||||||||
h. | Notwithstanding other regulations in this District: | ||||||||||
|
a. | Outdoor lighting shall be located and arranged so that no direct rays of light are directed at adjacent residential properties. Exterior lighting shall provide a safe physical environment in accordance with Section 58 of the Zoning Bylaw. | ||||
b. | Parking shall be in accordance with Section 54 of the Zoning Bylaw, except where applicable, as modified by the provisions of this Section. | ||||

c. | Sign types permitted by this Provision may be allowed in accordance with Schedule 59B and in accordance with the General Provisions of Section 59 of the Zoning Bylaw. | ||||

d. | Off-street Vehicular Loading Facilities are not required. |
