Cameron Heights - north of Cameron Heights Way NW and along Cameron Heights Cove NW
Bylaw 16204 (August 27, 2012)
To provide for development of multi-unit housing to a maximum density of 61 units per hectare.
The DC2 Provisions shall apply to Lot 1, Block 15, Plan 1120863 as shown on Schedule "A" of this bylaw, adopting this Provision.

| a. | Notwithstanding Section 720.3(2) of the Zoning Bylaw, no Site Plan is appended to this Provision. | 
| b. | The maximum Density shall be 61 Dwellings/ha. | 
| c. | The minimum Site Area shall be 800 m2. | 
| d. | The maximum Height shall not exceed 14.0 m nor 4 Storeys. Attic areas within the maximum allowable Height may be allowed and not counted as a Storey, provided they do not create a separate Dwelling and add architectural interest to the design of the building. | 
| e. | The maximum Floor Area Ratio shall be 1.3. The maximum Floor Area Ratio may be increased to 1.4 when underground parking is provided. | 
| f. | The minimum Front Yard shall be 6.0 m | 
| g. | The minimum Rear Yard shall be 7.5 m. | 
| h. | The minimum Side Yard shall be 1.0 m for each Storey or partial Storey, except that a total of at least 2.0 m shall be provided in all cases. A Side Yard shall be not less than 4.5 m when it abuts a flanking public roadway other than a Lane. | 
| i. | Separation Space shall be provided in accordance with Section 48 of this Bylaw. | 
| j. | A minimum Amenity Area of 10 m2 per Dwelling shall be provided. A portion of this Amenity Area will be a defined communal outdoor area for use of all residents to facilitate passive recreation and small gatherings. | 
| k. | Signs shall comply with the regulations found in Schedule 59B. | 
| l. | Notwithstanding the other regulations in this Provision, Row Housing shall be developed in accordance with the provisions of the (RF5) Row Housing Zone. |
