Glenwood - north of 100 Avenue NW and west of 162 Street NW

Bylaw 16659 (February 10, 2014)

To accommodate the development of a mixed-use building that will contain Residential Uses above a limited range of low intensity Commercial Uses on the first Storey. 

This Provision shall apply to Lot 11, Block 4A, Plan 2169HW; located north of 100 Avenue NW and west of 162 Street NW, as shown on Schedule A of the Bylaw adopting this Provision, Glenwood.

a. Apartment Housing;
b. Minor Home Based Business;
c. Personal Service Shops;
d. Professional, Financial and Office Support Services;
e. Fascia On-Premises signs; and
f. Projecting on-premises signs.
a. The maximum number of Dwellings shall be eight (8).
b. The maximum building Height shall not exceed 12.0 m.
c. The maximum Site Coverage shall be 45%.
d. The minimum Front Setback shall be 4.5 m.
e. The minimum Rear Setback shall be 6.0 m.
f. The minimum Side Setback from the west property line shall be 3.0 m. The minimum Side Setback from the east property line shall be 1.2 m.
g. Separation space shall be reduced to accommodate the Setback requirements.
h. The site layout and building location shall adhere to the General Purpose and be in general accordance with Appendix A.
i. Commercial Uses shall be limited to the first Storey of the building, with accesses in general accordance with Appendix A.
j. Amenity Area for the Residential Uses shall be provided in general accordance with Appendix B.
k. The exterior finishes of the building shall be to the satisfaction of the Development Officer. All exterior lighting of the Site shall be designed so that the light source is directed away from adjacent properties.
l. A garbageand recycling collection area shall be located at the rear of the property, in general accordance with Appendix A.
m. The parkade ramp slope shall not exceed 6% within 4.5 m of public road right-of-way.
n. Signs shall comply with the regulations found in Schedule 59F of the Zoning Bylaw.
o. A solid uniform screen fence, 1.8 m in Height, shall be installed along the entire length of the Side Lot lines, except:
 
i. Within the required Front Setback, the Height of the fence may be stepped down to 0.6 m.
ii. Within 3.0 m of the rear property line on the west side, the Height of the fence must not exceed 0.3 m to ensure adequate sight lines.
a.Vehicle parking shall be allocated, located and identified as follows:
b.Nine (9) Tenant parking spaces shall be located underground, in general accordance with Appendix C.
c.Three (3) Staff parking spaces shall be located underground, in general accordance with Appendix C.
d.Five (5) Visitor parking spaces shall be located at the rear of the Site, in general accordance with Appendix A.
a.Landscaping within the Front Setback shall be provided in accordance with Section 55.4 of the Zoning Bylaw.
b.Landscaping within the east Side Setback shall be limited to shrubs, provided in accordance with Section 55.4 of the Zoning Bylaw.
c.No other Landscaping shall be required.
a.The owner shall enter into an Agreement with the City of Edmonton for off-site improvements necessary to serve the development. The Agreement process will include an engineering drawing review and approval process. Improvements to be addressed in the Agreement will include, but are not limited to the following:
b.Reconstruction of the alley serving the development, to a commercial standard, from the west property line to 162 Street to the satisfaction of Transportation Services and Sustainable Development.
