Ermineskin - southeast corner of 29 Avenue and 109 Street
Bylaw 8336 (September 9, 1986)
To establish a Site Specific Development Control District to accommodate a low intensity office building designed principally for health related services with ancillary commercial uses and to establish sensitive site development regulations that will ensure compatibility with surrounding residential land uses.
This DC5 District shall apply to a portion of Lot 41, Block 27, Plan 792 1043 (proposed Lot to be registered) located at the southeast corner of 29 Avenue and 109 Street, Ermineskin.

a. | The maximum floor area ratio shall be 1.0. | ||||||||
b. | The maximum building height shall not exceed 15.2 m (50 ft.) nor two storeys. | ||||||||
c. | A minimum landscaped yard of 6.0 m (19.7 ft.) in width, shall be provided adjacent to 29 Avenue and 109 Street. Within the required yard, there shall be a landscaped berm having an average height of 1 m (3 ft.) and a minimum side slope of 3:1. Extensive screen planting of groupings of mature evergreen and deciduous trees and shrubs shall be provided, especially in the low area of the berm. | ||||||||
d. | A minimum building setback of 7.5 m (24.6 ft.) in width shall be provided adjacent to the eastern and southern boundary of the site. | ||||||||
e. | No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Storage, loading and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from any adjacent sites and public roadways in accordance with the provisions of Section 69.3 of the Land Use Bylaw. Adequate separation may be accomplished through intensified landscaping. |

f. | General Retail Stores shall be principally limited to the sale of merchandise related to the proposed medical offices, including medical, pharmaceutical and optical supplies. | ||||||||
g. | The maximum permitted gross floor area of any individual business premise for a General Retail Store shall not exceed 300 m2 (3,229 sq. ft.). | ||||||||
h. | Development in this District shall comply with the following architectural guidelines: | ||||||||

i. | Signs may be allowed in this District as provided for in accordance with Schedule 79 C and in accordance with the general provisions of Section 79.1 to 79.9 inclusive of the Land Use Bylaw, except that freestanding signs shall not exceed 5.6 m2 (60 sq. ft.) in area and shall be limited to a height of 6.0 m (19.7 ft.). | ||||||||
j. | Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Section 5079 inclusive of the Land Use bylaw. In this evaluation, the Development Officer may grant relaxations to these regulations and the provisions of this District, if, in his opinion, such a variance would be in keeping with the general purpose of this district and would not affect the amenities, use and enjoyment of neighbouring properties. |
