Greenview - south of Grand Meadow Crescent NW and west of 62 Street NW

Bylaw 21464 (April 7, 2026)

1.1.To accommodate an additional residential Dwelling on the property in the form of a Single Detached House incorporating Landscaping and design elements to ensure compatibility with the surrounding area.
2.1.This Zone applies to Plan 7721465 Blk 6 Lot 10, located on Grand Meadow Crescent NW, as shown in Schedule “A” of the Bylaw adopting this Zone, Greenview.
Residential Uses
3.1.Home Based Business
3.2.Residential, limited to:
 3.2.1.Secondary Suites
 3.2.2.Single Detached Housing
Sign Uses
3.3.Fascia Sign
Residential Uses
4.1.Home Based Businesses must comply with Section 6.60 of the Zoning Bylaw.
Signs
4.2.Signs must comply with Section 6.90 of the Zoning Bylaw, including Subsection 4 of Section 6.90, except that Signs are limited to On-premises Advertising.
5.1.The maximum total Site Coverage is 50%, except that the maximum Site Coverage is increased by 2% where:
 5.1.1.it is used to accommodate a single storey unenclosed front porch; or
 5.1.2.at least one of the Dwellings complies with the inclusive design requirements of Section 5.50 of the Zoning Bylaw.
Area A
5.2.The maximum number of Dwellings is 2.
5.3.Subject to Section 5.1 of this Zone, development in Area A must comply with the Site and Building Regulations, Design Regulations and General Regulations of the Small Scale Residential Zone (RS).
Area B
5.4.The maximum number of Dwellings is 1.
5.5.The maximum height is 7.5 m.
5.6.The minimum Setback from Grand Meadow Crescent NW is 4.5 m.
5.7.The minimum Setback Abutting a Site is 1.5 m.
5.8.The minimum distance between a Dwelling in Area A and a Dwelling in Area B is 1.5 m.
5.9.The maximum second Storey Floor Area is 80.0 m2.
5.10.The maximum total length of any second Storey building wall is 15.0 m.
5.11.The minimum Driveway length between a Garage door and the back of an existing or approved sidewalk at the time of the Development Permit application is 6.0 m.
5.12.Unenclosed steps may project into a required Setback as long as the unenclosed steps:
 5.12.1.maintain a minimum distance of 0.6 m between the Lot line and the unenclosed steps;
 5.12.2.do not project into a required drainage path; and
 5.12.3.do not project into a required Setback used for vehicle access.
5.13.In addition to Subsection 5.12, unenclosed steps may only project into a required Interior Side Setback where they have a maximum Height of 1.0 m.
5.14.Despite Subsection 5.12.1:
 5.14.1.Where unenclosed steps are oriented toward the Interior Side Lot Line, a minimum distance of 1.1 m must be maintained between the Interior Side Lot Line and the unenclosed steps.
 5.14.2.Where unenclosed steps are oriented away from the Interior Side Lot Line and have a landing less than or equal to 1.5 m2, a minimum distance of 0.15 m must be maintained from the Interior Side Lot Line and the unenclosed steps.
Building Design Regulations
6.1.Where a building wall faces Grand Meadow Crescent NW the Facade must be articulated using 2 or more design techniques or features to minimize the perception of massing, eliminate large blank walls, and provide visual interest. Design techniques or features may include: variations in rooflines; vertical or horizontal building wall projection or recessions; visual breaks of building Facades into smaller sections; features such as windows, balconies, or porches; use of a combination of finishing materials; or other similar techniques or features.
6.2.Building Facades facing Grand Meadow Crescent NW must use consistent exterior finishing materials and architectural features and include features such as windows, doors, or Porches.
6.3.Landscaping design must include a minimum of 1 tree and 3 shrubs.
Entrance and Window Design Regulations
6.4.The Dwelling must have a main entrance door, porch, or landing facing Grand Meadow Crescent NW.
6.5.Where a Dwelling is two Storeys, the second Storey windows facing south:
 6.5.1.must not exceed 15% of the south Facade length; or
 6.5.2.must be placed to reduce overlook into the Lot to the south (eg. narrow vertical windows or transom windows).
6.6.Sliding patio doors must not serve as the main entrance of a Dwelling.
7.1.Where permitted, the maximum Garage door width for a front attached Garage is 60% of the total length of the front building wall.
