Windermere - south of 9 Avenue and east of Windermere Drive
Bylaw 16129 (June 18, 2012)
The purpose of this Provision is to accommodate the creation of large lot, single detached residential development with full municipal services that establishes a transition and harmonious landscape relative to adjacent existing County Residential Estate development.
This DC1 Provision shall apply to the west Part of Lot A, Plan 5069NYand Lots 110 to 117, inclusive, Block 2, Plan 1221546 within the NW ¼ Section 28-51-25-W4M, located south of 9 Avenue and east of Windermere Drive, Windermere, containing approximately 2.13 hectares of land as shown on Schedule “A" of this Bylaw, adopting this DC1 Provision.

a. | The minimum site area per dwelling shall be 0.12 hectares. |
b. | The minimum site width shall be 25.5 m. |
c. | The minimum site depth shall be 47 m. |
d. | The maximum building height shall not exceed 10 m nor 2½ storeys. |
e. | The maximum total Site Coverage shall not exceed 40%, with a minimum of 28% for a principal building and a maximum of 12% for Accessory Buildings. Where a Garage is attached to or designed as an integral part of a Dwelling, the maximum Site Coverage for the principal building shall be 40%. |
f. | The minimum front yard shall be 10.0 m. |
g. | The minimum rear yard shall be 7.5 m. |
h. | The minimum side yard shall be 2.4 m. |
i. | The maximum number of dwelling units per lot shall be one (1). |
j. | Signs shall comply with the regulations found in Section 59A. |
a. | Home Based Businesses shall be developed in accordance with Sections 74 and 75 of the Edmonton Zoning Bylaw. |
b. | Child Care Services shall be developed in accordance with Section 80 of the Edmonton Zoning Bylaw. |
c. | Residential Sales Centres shall be developed in accordance with Section 82 of the Edmonton Zoning Bylaw. |
