The purpose of this Provision is to accommodate the creation of large lot Single Detached Housing that establishes a transition from low density residential development to adjacent existing Country Residential Estate development.

This DC1 Provision shall apply to a portion of SW 28-51-25-W4M, containing approximately 2.6 hectares of land as shown on Schedule "A" of this Bylaw, adopting this DC1 Provision, Windermere.

d. Residential Sales Centre
e. Single Detached Housing
f. Secondary Suites
g. Fascia On-premises Signs
a. The minimum Site area per dwelling shall be 0.12 hectares.
b. The minimum Site Width shall be 25.5 m.
c. The minimum Site depth shall be 47 m.
d. The maximum Building Height shall not exceed 10m nor 2 ½ Storeys.
e. The maximum total Site Coverage shall not exceed 40%, with a minimum of 28% for a principal building and a maximum of 12% for Accessory Buildings. Where a Garage is attached to or designed as an integral part of a Dwelling, the maximum Site Coverage for the principal building shall be 40%.
f. The minimum Front Setback shall be 10.0 m.
g. The minimum Rear Setback shall be 7.5 m.
h. The minimum Side Setback shall be 2.4 m.
i. Signs shall comply with the regulations found in Section 59A.
j. Minor Home Based Business shall be developed in accordance with Sections 74.
k. Major Home Based Business shall be developed in accordance with Section 75.
l. Child Care Services shall be developed in accordance with Section 80.
m. Residential Sales Centres shall be developed in accordance with Section 82.
