Westwood - east side of 97 Street and north of 122 Avenue

Bylaw 10019 (April 28, 1992)

To establish a Site Specific Development Control District to accommodate low rise apartment housing consistent with the regulations of the RA7 District and to allow the development of a Health Services Use, with development regulations designed to ensure that future development will be compatible with surrounding uses.

This DC5 District shall apply to Lots 4 and 5, Block 25, Plan 705 AH, located on the east side of 97 Street and north of 122 Avenue, Westwood, Woodland

a. Apartment Housing
b. Stacked Row Housing, including Row and Linked Housing
c. Health Services

Residential uses shall be developed in accordance with the regulations of the RA7 District (Section 210) of the Land Use Bylaw, except that the minimum site area for residential uses shall be 736 m2 (7920 sq. ft.).

a. Health Services shall be developed generally in accordance with Appendix I as follows:
 
i. The maximum gross floor area used for Professional Offices shall not exceed 300 m2 (3,232 sq. ft.).
ii. The maximum height shall not exceed 10 m (32.8 ft.) nor 2½ storeys.
iii. The maximum total site coverage shall not exceed 50%.
iv. The maximum floor area ratio shall be 1.0.
v. The minimum front yard shall be 6 m (19.7 ft.).
vi. A 3 m side yard shall be provided on the north boundary of the site.
vii. A minimum of eight (8) parking stalls shall be provided in accordance with Appendix I attached.
viii. No loading, storage or trash collection shall be permitted at the front of the building. Parking, loading and trash collection areas shall be screened from view from adjacent sites at grade in accordance with the provisions of Section 69.3 of the Land Use Bylaw.
ix. Landscaping shall be provided generally in accordance with Appendix I. A detailed landscaping plan for the site shall be submitted and approved by the Development Officer having regard to reducing any negative impacts on surrounding residential uses, prior to the approval of any Development Permit. Existing mature trees shall be retained where possible.
x. Signs shall be allowed in this District in accordance with Schedule 79B and the general provisions of Section 79.1 to 79.9, inclusive of the Land Use Bylaw, except that no freestanding or portable signs shall be allowed.
xi. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 5079 inclusive of the Land Use Bylaw.
xii. The Development Officer may grant relaxations to Sections 5079 of the Land Use Bylaw and the provisions of the District if, in his opinion, such a variance would be in keeping with the general purpose of this District and would not affect the amenities and enjoyment of the neighbouring properties.
