To develop an office building to accommodate a Professional, Financial and Office Support Services use, and establish development regulations that ensure the development is pedestrian friendly, has street presence from 45 Avenue, and is compatible with surrounding residential uses in terms of scale, massing, and landscaping.
Lot B, Block 1, Plan 4031 RS, containing 0.2658 hectare, located at 250 South Ridge, as shown on Schedule ”A” appended to this Bylaw adopting this Provision.

a. | The site shall be generally developed in accordance with the Site Plan as illustrated in Appendix 1. |
b. | Development shall reflect the general design concept of the North Elevation, and the general slope of the roof of the East Elevation, as illustrated in the Elevations on Appendix 2. |
c. | The Maximum Floor Area Ratio shall be 0.5. |
d. | A minimum landscaped Yard of 1.0 m shall be provided abutting 45 Avenue; and a minimum landscaped Yard of 3.0 m shall be provided abutting 106 Street, and the south property line. |
e. | A 1.0 m Yard shall be provided abutting the east property line. |
f. | The maximum Building Height shall not exceed 12.5m nor 3 Storeys, in accordance with the Elevations contained in Appendix 2. |
g. | A minimum of 28 stalls shall be provided, generally in accordance with the Site Plan contained in Appendix 1. |
h. | Landscaping, trash collection and outdoor storage areas shall comply with Section 55 of the Edmonton Zoning Bylaw. |
i. | Any existing landscaping that is removed shall be replaced in accordance with Section 55 of the Edmonton Zoning Bylaw. |
j. | The front entrance shall be oriented to the corner of 45 Avenue and 106 Street and shall be complemented by landscaping and lighting, and an articulated building mass at the main floor, in accordance with the Site Plan contained in Appendix 1. |
k. | All finishing material will be of a high quality, durable and attractive in appearance. The roof shall have asphalt shingles, and exposed building faces shall have brick and acrylic stucco to complement the character of residential development the neighbourhood, to the satisfaction of the Development Officer. |
l. | Signs shall comply with regulations found in Schedule 59H of the Edmonton Zoning Bylaw. |
