Carlton - south of 167 Avenue and east of the Canadian National Railway line

Bylaw 13862 (December 7, 2004)

The purpose of this Site Specific Development Control Provision is to allow for a religious assembly use with site specific controls to provide for noise attenuation, physical separation and visual screening along the adjacent railroad line.

A portion of Lot C, Block 2, Plan 012 6292, south of 167 Avenue and east of the Canadian National Railway line, Carlton, as shown on Schedule ”A” of the Bylaw adopting this Provision.

f.Temporary On-premises Signs
a. All development shall be in accordance with the site plan contained in Appendix I and with the elevations contained in Appendix II;
b. The development may be staged as shown in Appendix I;
c. The minimum building Height shall be 5.3 m;
d. The maximum building Height shall be 15.4 m;
e. If Stage 1 is constructed without Stage 3, an earth berm not less than 2.0m high with a 1.8 m solid screen fence located along the top of the berm shall be provided along the west property line commencing from a point not more than 7.5m south of the southern-most wall of the building and extending to the south limit of the Area of Application; With the construction of Stage 3, the berm stipulated in clause (e) above may be removed to a point not more than 7.5m south of the southern-most wall of the building;
f. A continuous 1.8m solid screen fence shall be provided along the west property line adjacent to the Canadian National Railway right-of-way to adjoin the fence specified in clause (e) above.
g. Parking shall be provided in accordance with Section 54 of the Zoning Bylaw;
h. Landscaped Yards shall be as follows:
 
i. The minimum Front Yard shall be 6.0 m
ii. The minimum Rear Yard shall be 7.5 m
iii. The minimum Side Yard shall be 4.5 m
i. Landscaping shall be provided in accordance with Section 55 of the Zoning Bylaw;
j. Signs shall comply with regulations in Schedule 59C of the Zoning Bylaw.
