Alberta Avenue - east side of 95 Street, north of 114 Avenue
Bylaw 7178 (March 22, 1983)
To provide a site specific development control district to allow for the construction of a parking lot to serve the abutting commercial site to the south (Lots 1 and 2, Block 30, Plan XLIII) in a manner that will be compatible with the surrounding low density residential neighbourhood.
Lot 3, Block 30, Plan XLIII, located on the east side of 95 Street, north of 114 Avenue, Alberta Avenue.
Surface Parking
A landscaped yard, a minimum of 3 m (9.8 ft) in width, shall be provided along that portion of the site adjacent to 95 Street, and solid screen fencing, not exceeding 1.2 m (4 ft) in height shall be provided along the rear portion of this yard to screen the parking area.
Uniform screen fencing, a maximum of 1.5 m (5 ft) in height, shall be provided along the northern portion of the site adjacent to the residential district to the north, in order to screen the view from the adjacent residential district.
Direct pedestrian access shall be provided from the parking lot to the sidewalk along 95 Street.
Vehicular access to the site shall be from the north/south lane, east of 95 Street.
Clear signing of the allocation of parking stalls to be reserved for customer and tenant parking shall be provided.
Curbing, wheel stops or guard rails shall be provided so as to prevent cars from travelling into the fence adjacent to the residential district to the north.
The layout and dimensions of parking spaces provided shall be in accordance with the provisions of Section 66 of the Land Use Bylaw.
The parking area shall be hardsurfaced in accordance with the provisions of Section 67 of the Land Use Bylaw.
Any outdoor lighting for the parking area shall be located and arranged so as to comply with Section 62 of the Land Use Bylaw.
Signs shall be allowed in this district as provided for in Schedule 79C and in accordance with the general provisions of Sections 79.1 to 79.9 inclusive of the Land Use Bylaw.
