High Park - east side of 156 Street, between 109 and 110 Avenue
Bylaw 8024 (December 10, 1985)
To establish a site specific development control district to accommodate a rapid Drive-through vehicle service and certain neighbourhood convenience commercial uses in a way which is compatible with neighbouring residential uses.
This district shall apply to Lots 5, 6, 7, and 8, Block 10, Registered Plan 2028 A.O., located on the east side of 156 Street, between 109 and 110 Avenue, High Park.

a. | The maximum gross floor area of an individual business shall not exceed 1,000 m2 (10,763.90 sq. ft.), except that a grocery store or supermarket may be permitted a gross floor area of up to 1,200 m2 (12,917.11 sq. ft.). |
b. | The maximum gross floor area ratio shall be 1.0. |
c. | A minimum landscaped yard of 3 m (9.84 ft.) shall be required along the west boundary of the site. The landscaped yard shall contain at least eight trees, provided in accordance with Section 69.4 of the Land Use Bylaw. |
d. | Solid screen fencing, a minimum of 1.8 m (6.0 ft.) high, shall be provided along the entire east lot line of the site, adjacent to the lane. |
e. | Landscaping, including trees and shrubs, shall be provided on the interior of the site, adjacent to the building, to improve the visual appearance of the site, to the satisfaction of the Development Officer. |
f. | No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Loading, storage, and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent sites, public roadways or light rail transit lines in accordance with the provisions of Section 69.3 of the Land Use Bylaw. If the rear or sides of the site are used for parking, an outdoor service or display area or both, and abut a Residential District or a lane serving a Residential District, they shall be screened in accordance with the provisions of Section 69.3 of the Land Use Bylaw. |
g. | The maximum building height shall not exceed 8 m (26.2 ft.) nor 2 storeys. |
h. | The design, siting and exterior finishing of all buildings and accessory structures on the site shall be to the satisfaction of the Development Officer, in order to ensure that there is general conformity in such matters among buildings on the site and that the development on the site is compatible with design and appearance of surrounding development. All exterior finishing materials must be of good quality, durable and attractive in appearance. Consistent finishing materials shall be applied to all exposed faces of buildings. |
i. | All mechanical equipment associated with a car wash facility shall be contained within the building or, if on the exterior of the building, be oriented and screened in a manner that minimizes the transmission of noise to the residential lots located east of the rear lane. |
j. | Vehicular-oriented uses shall be developed in accordance with Section 82 of the Land Use Bylaw. |
k. | Signs shall be allowed in this district as provided for in Schedule 79D and in accordance with the general provisions of Sections 79.1 to 79.9 inclusive, of the Land Use Bylaw. |
l. | Vehicular access shall be restricted to 156 Street only. |
m. | Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 to 79, inclusive, of the Land Use Bylaw. In this evaluation, the Development Officer may grant relaxations to the regulations contained in Sections 50 through 79 and the provisions of this District if, in his opinion, such a variance would be in keeping with the General Purpose of this District and would not affect the amenities, use, and enjoyment of neighbouring properties. |
