To accommodate the development of a high quality four storey apartment development with smaller units, and establish development regulations to ensure compatibility with current and future surrounding development.
This provision shall apply to Lot 7, Block 62, Plan 8422077, 14904 - 125 Street in Baranow, containing approximately 0.51 hectares; located on the east side of 125 Street and north of 148 Avenue, as shown on Schedule ”A” of this Bylaw adopting this Provision.

a. | The development shall be generally in accordance with the following regulations and attached Appendices. | ||||||||||
b. | The maximum number of Dwellings shall be 100. | ||||||||||
c. | The maximum Floor Area Ratio shall be 1.50. | ||||||||||
d. | The maximum building height shall not exceed 15 m nor 4 Storeys. | ||||||||||
e. | The minimum roof pitch shall be 4:12. | ||||||||||
f. | The minimum Front Yard shall be 6.0 m. | ||||||||||
g. | The minimum Rear Yard shall be 7.5 m. | ||||||||||
h. | The minimum Side Yard shall be 7.5 m. | ||||||||||
i. | Projection into Yards and Separation Spaces shall be provided in accordance with Section 44 of the Edmonton Zoning Bylaw. | ||||||||||
j. | Amenity Areas shall be provided in accordance with Section 46 of the Edmonton Zoning Bylaw, with a minimum Amenity Area of 7.5 sq.m. per Dwelling. Common outdoor Amenity Areas shall be provided on the eastern and western parts of the site. The design and location of these Amenity Areas shall ensure that they get appropriate sunlight and have a strong relationship to the surrounding public realm. | ||||||||||
k. | Signs shall comply with the regulations in Schedule 59B of the Edmonton Zoning Bylaw. | ||||||||||
l. | Parking shall be provided in accordance with Section 54.2 of the Edmonton Zoning Bylaw. All resident parking shall be located underground. | ||||||||||
m. | Interior and exterior bicycle parking shall be provided in accordance with Section 54.3 of the Edmonton Zoning Bylaw. | ||||||||||
n. | A detailed Landscape Plan prepared by a registered landscape architect shall be provided in accordance with Section 55 of the Edmonton Zoning Bylaw prior to the approval of any Development Permit. Landscaping shall be provided along 125 Street to minimize the visibility of surface parking lots from 125 Street and along the north and south property lines to screen the site from these adjacent properties. | ||||||||||
o. | Architectural treatment of all facades of the building shall create a unified building exterior. The building shall include the following design elements to reduce the perceived mass and add architectural interest, to the satisfaction of the Development Authority: | ||||||||||

p. | An active residential frontage shall be provided along 125 Street, including special architectural entrance features, individual entrances to the sidewalk for ground floor units, special architectural entrance features, and vertical separation in the built form. Ground floor units should be raised from the sidewalk level to ensure privacy. |
q. | Building entrances shall feature designs that enhance their prominence, incorporate weather protection features, and provide lighting adequate to identify these areas at night, to the satisfaction of the Development Authority. |
r. | All major mechanical equipment shall be screened from public view or be concealed by incorporating it within the roof envelope or by screening it in a way that is consistent with the character and finishing of the development. |
s. | Main building entrances shall be designed for barrier-free access in accordance with the City of Edmonton’s Checklist for Accessibility and Universal Design in Architecture. |
t. | Walking paths shall be provided to the site located directly west of the site. These paths shall be designed and developed in accordance with CPTED principles, in particular relating to lighting. |
u. | Exterior lighting of the site shall be designed to avoid over-illumination of the development and shall use low cut-off exterior lighting fixtures which direct light downward in order to ensure illumination does not extend beyond the boundaries of the site. |
v. | Loading, storage, and garbage collection areas shall be concealed from view from adjacent sites and public roadways by a 1.85 m high fence, in accordance with the provisions of Section 55 of the Edmonton Zoning Bylaw. Garbage bins shall be located so that all turning maneuvers for waste management vehicles are accommodated on site. |
w. | Garbage enclosure areas shall be located entirely within private property and gates and/or doors of the enclosure shall not open into road right-of-way or encroach into road right-of-way. |
